This +/- 10-acre property is located at the intersection of the Rush River and the Minnesota River, just over two miles south of the bridge adjacent to Henderson. The property is landlocked with no public road frontage or easement access. However, there is a relatively close boat access area on Minnesota State Highway 19, just outside of Henderson, along with a second access owned by Le Sueur County, which is even closer to the property. With two access areas this close, this is one of the more convenient landlocked tracts you may come across.
The property itself is mostly a peninsula with the Rush River on the west side and the Minnesota River to the north and east. The land sets up nicely to hunt deer, turkeys, and waterfowl. There are areas of big woods along with dense areas of willows and backwater channels. Outside of the +/- 10 acres, the property is connected to a couple of small parcels of state land. The state land encompasses additional woods and wetland areas, opening the door to further recreational opportunities right next door.
When it comes to land on the Minnesota River, it is often thought of as hunting land. In most cases, that is its best use. However, anyone who owns land can tell you not to overlook the more subtle recreational activities, such as camping, fishing, boating, hiking, kayaking, foraging, and more.
