Located in the western part of the state close to the South Dakota border, this property has all the habitat components to hold pheasants, whitetails, and waterfowl.  The key factor is the habitat diversity that it offers with approx. 90 acres of rolling upland restored prairie, approx. 59 acres of thick irregular shaped wintering/seclusion cover and then approx. 2.5 acres of open water.  This property lies in an area that traditionally ranks up at the top in terms of areas in the state with the highest pheasant population counts and the same holds true going into the fall of 2017.  Per the fall 2017 roadside count prospectus, this area of Lincoln Co. is one of the top 3 areas in the state for bird numbers.  Once the crops start coming down, those birds have to go to cover and in later fall, utilize thick cover which this property has a good amount of both.  In addition to this, the adjacent WMA, WPA and some additional private land provide altogether a contiguous block of habitat consisting of just under 700 acres.  Wondering where one can get a tree stand in?  There are some taller trees next to the seclusion cover in key locations to catch deer moving to/from the adjacent crop fields and multiple locations for setting up a Banks Stump blind for both bow or gun hunting.  Waterfowl?  There is again roughly 2.5 acres of legitimate open water and the property is literally about as far west in the state as one can go to get into the western flyway.  The land is enrolled in the RIM program but also provides some income through a transferable setback agreement with a wind power company.  Also as a part of the RIM program, one can look to enhance the property even more through modifying the conservation plan to plant a sizeable food plot or multiple plot locations or woody cover shelter belt strips.  All in all, a great property in a great area of the state.  Give me a ring and I’d love to discuss this property further!
