Description
Here’s a fantastic turnkey property! The seller has put in trails to access various areas of the property quickly. They also created some food plots. Two are smaller kill-style plots closer to the camper, and the other is on the main trail going through the timber towards the north. The seller says the first food plot is Whitetail Institute Fusion, and some of the back plot is a clover and chicory mix. Then the other east plot and most of the back plot is also a mix of Green Cover Summer and Fall Release seed mixes!! The seller also brought in 2 tons of lime and 1000# of fertilizer, so the plots were doing very good! Also, he has three mineral sites with trophy rocks, crushed trophy rock, and whitetail institute 30-06 minerals.
I first checked out the property in the summer, and the plots were looking super good. When listing it and taking pictures, there was snow on the ground, but it was still very apparent that deer were using the property and hitting the two plots to the south finding food under the snow. Perhaps the food mix in those plots or the awesome bedding cover and browse mix also right up to those plots. That said, it’s no surprise the seller has had some pictures of a couple of great bucks in the last couple of years. One of which he had a close encounter with but couldn’t pull off on a stud of a buck which he also has sheds to. The seller provided some game camera photos included in the photos on this listing from the last couple of years. The seller has the driveway coming in good to be able to drive his truck into his camper site. Then from there, a person can access the trail system. The timber on the property is a super nice mix of aspen, spruce, fir, etc. Also, some alder areas and mixed brush with grassy pockets have great deer cover. Getting back to the first plot behind the camper, the seller has a box blind on the ground that overlooks that plot with a small trail out the back side to sneak out easier if deer are in the plot. The seller also has a super nice heavy-duty hub-style blind on a platform on the back plot and main trail system, and a ladder stand farther to the north just off of that same trail system. The camper would also go with the property. This property will be excellent if you want to hunt deer, bear, grouse, or trap. The seller has also had pictures of a moose a few times on the property. Also nearby are thousands upon thousands of acres of public lands and excellent fishing lakes.
