Description
Located near Isabella in Ozark County, Missouri, this 40+/- acre tract offers an un-restricted wooded Ozark landscape with a combination of timber, wet weather creek, rock formations, wildlife sign, and access from Old Copperhead Road, a dead-end private road. The property is situated in an area known for its proximity to both Bull Shoals Lake and Norfork Lake, offering a variety of water-based and outdoor recreational opportunities within the surrounding region. Bull Shoals Lake and Norfork Lake are both established recreational resources in the Ozarks, with boating, fishing, camping, and other outdoor activities available at various public access points around the lakes.
The property itself is typical of the raw Ozark Mountain terrain found throughout this part of southern Missouri. The landscape consists primarily of mixed timber with numerous large cedar trees scattered throughout the tract. WIth a bit of sweat equity, these cedars make beautiful building material for a cabin in the woods.
A wet-weather creek crosses the property and contains areas of natural flat stone and gravel deposits. These exposed rock and gravel areas are characteristic of the Ozark landscape and add another natural feature to the tract as well as additional resources for building materials.
Several small openings occur throughout the timber. These openings break up the wooded landscape and provide variation in cover and terrain. Game trails are present throughout the property, providing visible evidence of wildlife movement. Whitetail deer, wild turkey, black bear, and small game are among the wildlife species common to the surrounding area. Remnants of old two-track trails can be found in several locations as you explore the property. These existing corridors may provide starting points for future recreational trails or internal access improvements. The property has a rugged, natural character rather than a developed layout.
Isabella is approximately 13 miles west of Gainesville and about 2 miles east of Theodosia and Bull Shoals Lake along U.S. Highway 160. Nearby communities include Theodosia, Gainesville, Pontiac, and Sundown. Mountain Home Arkansas is a short drive away for amenities and stock piling supplies.
