IMPROVEMENTS: A spectacular metal-crafted ranch gate, with electronic entry, secures access to the property from the road. The stone driveway leads to the home, guest lodges, and the barns. The home is surrounded by mature oaks and manicured grasses, maintained by an irrigation system. There are 7 water wells on the property, including 4 servicing the main house, guest cabins, barns, swimming pond, deer breeding pens, and the ranch employee’s house. The three remaining water wells exist in the high-fenced hunting area and are solar-powered. A fully enclosed and insulated 1,800 square foot metal barn, with overhead doors at each end, electricity, and water, offers secure storage and shop space.  A dedicated area within the barn is equipped for cleaning harvested game and includes a walk-in cooler. HUNTING: The hunting at Triple Creek is nothing but first class! The released and now native herd consists of over 70 Whitetail Deer, including mature bucks scoring more than 200 inches B & C.  Exotic species include Red Stag and Fallow Deer, plus Axis Deer, Black Buck, Scimitar Oryx, and Addax.  Wild turkeys are also plentiful on the ranch.  Additional game and harvest photos are available to interested buyers.

There are several professional quality hunting set-ups within the high-fenced portion of the ranch.  Each set-up contains an Atascosa elevated box blind, an elevated archery stand, a large gravity style protein feeder, a spin-cast corn feeder, and a time-released protein feeder. Feeding occurs year-round. Most of the hunting set-ups are located near a cultivated food plot (typically wheat) and or/water. There is a covered 100-yard shooting range and an archery range with an elevated stand and backstop.  After a successful hunt, bring your game to the dedicated game-processing room within the main barn, which includes a new Bally 8 x 8 walk-in cooler with a “Track Port Door” system to eliminate the need for manual lifting of the big game animals.  

DEER BREEDING OPERATION:  Triple Creek Ranch has been breeding Whitetail Deer since 2013. The Whitetails on this ranch are exclusively from genetically superior bloodlines and the current breeder bucks on the ranch measured 300-419 inches (gross B&C) at 3-1/2 years old in 2020. The facilities are of high-quality construction, and the ranch is extremely well-managed. The 2,000 square foot, climate-controlled deer barn was designed and built specifically for deer breeding. The barn is equipped with customized rooms, chutes, and “Deer Handler” brand equipment, plus a 40’ x 20’ covered area for additional equipment storage. There are 14 individual deer pens, each averaging approximately 1 acre in size, and equipped with water, high-capacity feeders, and shelters. This ranch can be purchased with or without, the existing herd of breeder deer and the breeding facilities could easily be converted to support other livestock operations or removed.

RANCH EMPLOYEE:  The ranch currently has a full-time ranch employee who oversees the property, and animals, and completes most required maintenance. The ranch hand lives in a designated 1,232 square foot manufactured home located on 3.2 acres across the road from the main property.  He would prefer staying and working for the new owners.
