This ranch boasts incredible whitetail habitat throughout the entire property and has excellent access from HWY 183. Located less than one mile north of the Saline River, this property is directly in the heart of one of the top trophy whitetail areas in the state. With its combination of mature cottonwoods running along the seasonal stream, native grassland characterized by thickets, cedars, and brush, as well as its ample acreage of cropland, this farm has everything required to hold and grow trophy whitetail deer year after year – which is exactly what it has done!
The 218.40 total crop acres include a long 17 acre cropfield running north to south within the mature timber lines, which is an ideal food plot area for attracting deer within bow range. This serves as the perfect natural funnel for deer through the center of the ranch. This funnel of cropland is surrounded by rugged brush filled native grassland bedding areas and deep canyons of cedars and other trees. The very north end of this crop field consists of a large area of mature cottonwoods and cedars, just below a large cliff. This is a main bedding area as well. The largest portion of cropland is at the SW corner of the property and is typically planted to milo or wheat. This is a major attraction for deer in the early fall and winter.
There are multiple large gravity feeders on the property – included in the sale – as well as a water well and rural water. A Banks Outdoors tower is strategically placed at the peak of the farm overlooking the funnel cropfield and an area cleared and setup with large deer feeder. This is an incredible vantage point for firearms season with an amazing view of the heart of the property. Electricity is available on the ranch and of course, water is available. The grassland is all fenced and the main entrance on the east side is behind a locked gate.
