Description
PRICE REDUCED! Miles of outstanding grassland. Miles of potential. If you’re in the cattle industry and need more quality grassland, look no further than this 1,068 +/- acres just off Highway 183 in Rooks County, KS, just 15 miles north of Hays, KS and Interstate 70. It is nearly impossible to find a large pasture that checks as many boxes as this one does, highway access, multiple water sources, excellent fencing, well managed grass. The list goes on and on. Maybe more important than anything is the ‘immediate possession’ and there has been no grazing on the property in all of 2023!
LAND
1,068 +/- acres of outstanding grassland bordering HWY 183. Situated just north of the Saline River valley and on the Ellis/Rooks County line. This pasture has an excellent perimeter fence and cross fencing, nice gates and cattle guards, and great access from both HWY 183 and CC road on the north. All land is currently open for grazing. There are no grazing or farming leases. There are also two separate enclosed areas of shelter belts within the north. This pasture caters well to a rotational grazing program.
WATER
This pasture has an outstanding water situation with a water well, multiple ponds, AND rural water all on the property! With water consistently available throughout the property, this setup allows for even grazing across the grassland.
FENCING
This property features ‘excellent’ fencing throughout. The majority of the fence consists of 1 hedge post to 1 steel t-post. Some shorter stretches of fencing are a rotation of steel pipe posts and t-posts with 5 strands of barbed wire. The cross-fencing is in excellent condition and there are large permanent water tanks strategically placed ½ & ½ on the crossfencing to further maximize the use of water taps and tanks. The entrances are secured with sturdy gates and cattle guards.
LOCATION
It would be difficult to draw up a much better location for a pasture in Northwest Kansas. All weather access from Highway 183 is obviously a major benefit for routine checking of your herd and transporting livestock to and from the property. Hays, Kansas, is just over 15 miles south of the land and provides all the amenities you could ever need in this part of the state. Hays is one of the largest and nicest cities in all of Western KS. The local livestock sale barn is less than 5 miles to the north in Plainville, KS. Feed, mineral, and fencing supplies are nearby in both Plainville and Hays, as well as all of your veterinary needs. Pick a spot on the map, and this would likely be it!
