Description
Here's a beautiful property! Access to the property is just off State Highway 6, a couple of hundred feet south of Town Road 55, as shown on the county GIS system. The road appears to be a minimum maintenance type road/path made up of a grassy lane type of thing that runs along the eastern portion of the property. This property has a mix of high ground and low ground. The high ground consists of a mix of timber types. Mostly aspen, but there's also a few maple and oaks mixed in, spruce, fir, red pine, etc. The timber is also an excellent mature age structure, which could be potential income if someone decides to log things in the future. The lower ground areas off to the southern and southwest portions of the property consist of tamarack and spruce bog-type ground. While walking the property, I could hear grouse drumming, and I could also see a couple of pretty darn good deer trails heading east and west through the property. One was near the high ground/low ground edge, and the other through the high ground pinch as it narrows farther to the west. This property would also be great for bears and some grouse. The property borders thousands of acres of state and county tax forfeit ground to the southern border. If a person wanted to trap ditches for furbearers associated with water, the ditches out on the public land to the south could be excellent for that and potential waterfowl hunting. The location of all that public and county tax forfeit could also benefit someone who runs dog sleds. Also, in nearby Big Falls, the Blue Ox, Voyageur Trail West, and John Beckel Northern Connection snowmobile trails come together for excellent snowmobiling to be had, as well as some ATV riding on the Blue Ox and Voyageur Trail West during times of the year. The Big Fork River has several access points for dropping in a boat or canoe to do some floating or fishing!! If this sounds like your paradise, call me today to set up a private showing!!
