The top-notch deer and turkey hunting is everything you would expect from a Big Black River property. An area of the bottomland contains roughly 75 acres of open fields with willow breaks that are flooded on a controlled basis. The open areas can be allowed to generate natural moist soil grasses. Or you can grow Japanese millet, which is what is growing there now. Either way, this is some of the best waterfowl habitat around. A huge advantage from an expense standpoint is the 55-acre lake, which serves as a reservoir to flood the waterfowl habitat without the need for generators and pumps. Roughly 50 to 60% of the total acreage is a mixture of classic Big Black River bottomland and flatter upland transitional areas between the hills and bottom. These areas include numerous large fields, which are outstanding for viewing wildlife and providing all the supplemental wildlife plantings critical for balanced habitat. The bottomland areas are comprised of fields, cottonwood thickets, mixed bottomland hardwoods, and cypress and willow breaks. Other structures included are a doublewide mobile home (perfect for a caretaker’s quarters), boat house with slips, and a pole style equipment shed.
