Hey Boys and Girls, this is one of the best all-around hunting properties you're ever going to find located in close proximity, in my opinion, to one of the best fishing lakes in the entire US (Devils Lake, ND). This place currently offers great hunting of ducks, geese, and whitetail deer. Besides the previously mentioned, partridge, grouse, coyotes, mink, muskrats, weasels, squirrels, badgers, porcupines, and rabbits are on this property. Wild turkeys and pheasants also show up from time to time. 1 1/2 miles of lush 8-row tree belts and 3 miles of single-row belts inhabit this one-of-a-kind property. Never mind the acres of wild willows growing in lowland areas. Although deer hunting is very good now, it could become world-class with the right owner. This 440 acres has thousands of acres of lightly hunted tribal land bordering. Over 100 acres of this property are covered with big bluestem grass, much over 6' tall. The balance is a shorter grass mixture including 50 acres of alfalfa bordering 1 mile of the 8-row shelterbelt running right down the middle of the property. This property also has about 100 acres of water, part of a large body of water called Black Slough. The entire water is 4-500 acres. This slough is rarely hunted as it is not visible from any road, and access is difficult except from the 440-acre side. The current owner has built a couple of walkways through the cattails for easy access to get a boat to the water. Stories about some of the mallard hunts in this slough are legendary. Black Slough is, for the most part, 4-5' deep with the biggest opening over 10 ft deep. The water is crystal clear right to the bottom of the water table. The slough has never been dry, even in the dirty thirties. Besides the slough, there are five dug ponds on the property with willows surrounding it. 3 deer stands and one permanent blind are also located in various spots. Keeping trespassers at bay is easy as two sides of the property are inaccessible, and the other two sides are gated with an old fence. 348.2 acres of this property has 10 1/2 years left on a program called the Wetland Reserve Program, which allows some haying and/or grazing if one so desires and would like some income. The WRP program also allows you to plant two food plots up to 10% of the land. So you could add 34 acres of food plots on the WRP land. The balance, which runs for 1 mile down the center of the property bordering the 8-row shelter belt, is free for building, food plots, etc. There is currently a 30x50' fully insulated shop with 12' 2x6" walls, which could use a little work but no bad. Another 35'x135' barn needs repair, as 1/4 of the roof caved this past winter. Good water can be found anywhere 8' down or less, as all the property has a high water table. The owner said the last well cost him $85 as it took 1/2 hour to dig with a backhoe. Another factor that might interest some is that no commercial fertilizer or chemical has been used on this land for over 25 years. Something also worth mentioning is that anyone can purchase a tribal hunting license giving them access to another 50,000 acres of hunting property. If income is a factor, on average, $7-8000 can be generated from the haying or grazing of property if the buyer wants. When the WRP contract expires, chances are the government will most likely offer big $$$ to keep in the grass for duck and goose nesting. The last contract paid 75 percent of the appraised land value and 90 percent if open to public hunting.
