Description
In the heart of big deer country, a little over a mile from the Iowa line, lies this stunning farm with quality ridgetop crop ground and beautiful views. Approximately 106 acres in crop production are farmed by an excellent local farmer open to crop share or a healthy cash rent agreement to be negotiated. I’ve spoken to the farmer, and he’s very reasonable in terms of cash rent values. The tillable ground came out of CRP this year, and the beans look amazing. The remaining 44 acres of expired CRP is a beautiful stand of native grasses and should hold plenty of animals and play an integral part in making this a top-of-the-line hunting farm. The trees on the farm are made up of big mature white and red oaks, younger generation trees, and some scattered cedars and brush around the edges. There is a small pond near the center of the property at the head of a timbered draw that dead ends into a ridge top bean field, which would be a super stand location, particularly during a dry early season hunt. I would encourage a new buyer to try and re-enroll the 44 acres of expired CRP grasses. This would give someone an even greater return on investment. Alternatively, the remaining expired CRP, which is currently in grass, could be put back in production with some waterway or terrace work. I would be impressed with the quality of these beans on the farm right now any year, but considering the lack of rain recently, I’d say the crop is exceptional! It’s hard to imagine finding a better combination farm than this one.
