Power is the number that gets attention. Eaton panelboards rated 480Y/277V, 800 amp, three-phase, four-wire, backed by a 75 kVA transformer. Public water and public sewer. Wet sprinkler system throughout, monitored alarm, emergency eyewash and safety shower stations.

Site improvements include a truck scale, 210 parking spaces, 3 hazmat pits, a grease and oil separator, a settling pond, 12 light poles, a back property power gate, and 3 outside lockable storage areas. A rail spur sits adjacent to the property. It is not currently connected, but the option is there.

The Smithfield interchange of PA Turnpike 43 is right here, and Interstate 68 is a short run south. That puts trucks into Pennsylvania, West Virginia, and Ohio markets without fighting local roads.

No oil, gas, or mineral rights are included in this sale. Trucks, rolling stock, forklifts, and yard equipment are being sold separately at auction and do not convey.

This is a turnkey campus for oilfield and gasfield services, chemical blending and distribution, fleet maintenance, fabrication, trucking, or heavy manufacturing and distribution. Building this new today would take years, and a permit file nobody wants to open.
